Position Overview
The Director of Economic Development, Real Estate plays a mission-critical role in advancing the
Chamber’s economic development strategy by identifying, preparing, and executing complex real
estate projects that serve the growth needs of Bowling Green, Warren County, and its regional
partners. This role requires a detail-oriented and analytical leader who can develop financial
models, manage infrastructure planning, and ensure site readiness while navigating zoning,
permitting, and compliance environments. The Director will lead capital project delivery, assess
feasibility, and manage a dynamic property inventory dashboard with urgency and precision.

as a liaison to key stakeholders and public/private partnerships, helping shape the region’s

Key Responsibilities
Develop and execute the Chamber’s real estate strategy aligned with economic development
goals.
Lead site selection, site readiness, due diligence, and project management for real estate assets.
Maintain and enhance the Chamber’s Continuum of Property dashboard by sector, utility, and
control status.
Conduct financial models and feasibility studies to evaluate potential property investments.
Coordinate infrastructure planning for real estate development: water, sewer, broadband, and
roadways.
Engage stakeholders and convene Realtor Roundtables to identify off-market opportunities.
Manage compliance and capital improvements for Chamber and affiliated-owned real estate.
Track and maintain site eligibility for TVA InvestPrep, KPDI, RDAAP, and other real estate grant
programs.
Deliver reports and presentations to boards, stakeholders, and leadership on progress and
outcomes.
Required Qualifications
Bachelor’s degree in business, real estate, planning, or related field.
5+ years experience in economic development, real estate, or site selection.
Demonstrated ability to lead complex projects from concept through execution.
Strong project management, financial analysis, and reporting skills.
Comfort working independently and navigating fast-paced, changing environments.
Understanding of zoning, permitting, infrastructure development, and compliance.
Proficient in Microsoft Office and CRM tools (e.g., Salesforce, HubSpot) preferred.
