MGM Products to Relocate to Monroe-Walton County

SEDC News,

Monroe—September 30, 2025 — MGM Products announced plans to build a new manufacturing facility in Piedmont Regional Industrial Park in the City of Monroe. The project represents an estimated $38.5 million investment and is expected to create between 150 and 175 new jobs within the first five years.

Founded in 1977 by Wayne Raper, MGM Products began in Milledgeville, Georgia, where he worked as a freelancer in the HVAC industry. In 1982, he moved to Athens and opened the first MGM Products facility. As the company grew, it relocated to Stockbridge, Georgia, before establishing its current headquarters in Conyers in 2000. Since then, MGM has expanded with multiple additions to its Conyers campus, opened a North Carolina location in 2016, and acquired a second Conyers building in 2018. Today, MGM Products is a leading manufacturer of accessory products for the commercial HVAC (Heating, Ventilation, and Air Conditioning) industry, producing adapter curbs, air filtration systems, security cages, and custom metal solutions for HVAC OEMs and distributors nationwide.

Although Wayne passed away in 2024, his vision to expand into Walton County is now being realized. His wife, Lynn, is honoring and advancing that vision by guiding this pivotal relocation, a decision that secures MGM’s long-term success and reinforces the company’s legacy for future generations.

“I am excited to make Walton County our new home for MGM Products,” said Lynn Raper. “I know God has led me here. It is a wonderful opportunity for us, and I look forward to being a part of a great community.”

“We are thrilled to welcome MGM Products to Monroe,” said John Howard, Mayor of Monroe. “This significant investment not only strengthens our local economy but also creates high-quality jobs for our residents. MGM’s decision to grow here reflects the strength of our workforce and the business-friendly environment we’ve worked hard to build.”

“MGM Products’ decision to expand in Walton County demonstrates the strength of our community as a place to do business,” said Walton County Chairman David Thompson. “This project represents more than capital investment—it brings a respected, family-owned company into our community, where it will create quality jobs and contribute to long-term prosperity.”

“I have had the privilege of getting to know Lynn and her leadership team and to learn about the legacy of Wayne Raper,” said Ben McDaniel, Vice President of Economic Development for the Development Authority of Walton County. “Walton County is not only gaining quality jobs, but also gaining a proven corporate citizen who will quickly become part of the fabric of our business community.”
